1 Year Warranty Inspections

Our one year inspection allows you to discover the details of any concerns you may have discovered in the first year of your new home. Our extensive inspection will empower you to provide a detailed list to your homes warranty group.

Thermal Imaging

Thermal Imaging  allows us to see issues that are not visible to the naked eye and more accurately detect structural, mechanical and electrical problems. Thermal imaging will be included in your detailed report.

Our home inspection reports are intuitive and modern, with built-in features to help you and your real estate agent easily build a repair-request document that reflects customized comments from you about repairs or seller concessions. 

 

A home inspection is not to be considered technically exhaustive nor does it identify concealed conditions or latent defects. A home inspection should be considered a "snap-shot" of the home from one single point in time. As all homes age and are in a continual state of deterioration, the homeowner must preform regular inspection and maintenance of their home to maintain and repair systems and components as they age, or contract qualified professionals to preform such regular inspection and maintenance as needed.

 

 

What We Inspect

 

 

 

As a licensed Washington home inspector, we perform a thorough, state-compliant visual inspection of major systems and components in your home. Our inspection follows WAC 308-408C Standards of Practice and covers the following areas, unless noted otherwise or agreed upon in writing:

 

 

 

 

 

Structure & Exterior

 

 

 

  • Foundations, visible structural components, and general structural condition
  • Exterior walls, siding, trim, windows/doors (visible, representative sample), and exterior finishes
  • Attached: garages, carports, and related exterior/accessory structures

 

 

 

 

 

Roof & Roof-Related Components

 

 

  • Roof covering materials (shingles, metal panels, etc.), visible roof penetrations, gutters, downspouts, flashing, fascia/soffits, and vents
  • Visible portions of chimney or flue
  • Inspection may be from accessible vantage points if roof access is unsafe

 

 

 

 

 

Plumbing System

 

 

 

  • Visible plumbing systems including supply lines, fixtures, water heaters, drainage, and venting systems

 

 

 

 

 

Electrical System



 

 

  • Main electrical service, panel(s), breakers/fuses
  • Representative number of outlets and switches tested for basic functionality

 

 

 

 

 

Heating, Ventilation & Air Conditioning (HVAC)

 

 

 

  • Heating systems (furnaces, boilers, heat pumps, baseboard/forced-air systems), vents, and accessible cooling equipment
  • Insulation and ventilation systems in attics, crawl spaces, or accessible vented areas

 

 

 

 

 

Interiors



 

 

  • Interior walls, ceilings, floors, stairways, handrails, doors, windows (representative sampling), and visible structural components
  • Fireplaces, stoves, hearths, visible chimney components where accessible and safe

 

 

 

 

 

Site & Attached Features

 

 

  • Property site as it affects the building: grading, drainage, walkways, driveways, porches, and attached garages/carports

 

 

 

 

 

What Our Inspection Does Not Include

 

 

 
  • Hidden or concealed defects behind walls, under flooring, or buried piping, etc.
  • Systems/components not readily accessible (locked closets, blocked crawlspaces, unsafe roof access, sealed or blocked attics)
  • Environmental hazards not visible (mold, asbestos, lead, radon, pests) unless specially requested can recommend additional services
  • Estimations of remaining lifespan, repair costs, efficiency ratings, or code compliance
  • Cosmetic defects that do not affect function or safety
  • Fencing, retaining walls, 
  • Any Detached structures (unless specially requested)

  • Extensive thermography (unless specially requested)

  • The inspection provides a snapshot of the home’s condition and is not a guarantee against future problems

Home Inspection Costs

Our Single family home inspections are based on  the homes actual SQFT and start at $400.Please schedule based on the homes actual SQFT.  Payment is due after the contract is signed and before the inspection begins.

 For Multi family inspections contact for a quote 

 

Accessory Dwelling Units and Detatched buildings can be added to an inspection for an additional price

 

Travel to locations outside a 45 minute radius may have a travel fee added to the inspection cost
